The best way to know that number will be to have an equity evaluation or comparative market analysis of your home done by a licensed full-time Realtor.
If you use your neighbor’s property to evaluate your home value, then I can guarantee you’re pricing will be wrong. The most common mistake is pricing too high based on what a neighbor received for their house. Don’t do that! It will cost you money in the long run.
Price it too high, and people will avoid it. Then, when you have to reduce your price, people wonder “what’s wrong with it.” That can cost you even more money.
Price it too low, and you’re leaving money on the table.
Pricing at or slightly under the true market value is the sweet spot to bring you maximum $$$ for your house.
If your neighbor has three bedrooms and two baths and you have two bedrooms and one bath, it’s not the same property and will have a different value. Other things like upgrades, lot size, square footage, and even exterior construction must be taken into account and added to or subtracted from the value of your home to really understand the value.
